    SECURITY A deposit in the amount of $500.00 is payable at the time final payment is made

    And will be returned by the landlord within thirty (30) days after lease expiration less any amount

    Deducted for damage and long distance telephone charges.

    UTILITIES The landlord will provide water, heat, electric, trash removal, and local telephone usage. Lessee is responsible for all long distance calls made during tenancy.

    RESTRICTIONS;  No pets unless approved by Owner.

    MAXIMUM NUMBER OF OCCUPANTS The house is to be occupied by no more than twelve (12) persons at a maximum.

  6. LESSEE agrees to indemnify and hold LESSOR, harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the LESSEE, tenant, or guest or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the eased premises.

The security deposit is fully refundable within thirty (30) days of termination of occupancy provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met. There is a $100.00 fine for each hour, of fraction thereof that vacationer stays after the contracted departure time. Applicant is liable for all replacements and repairs needed to attain the same condition as when occupancy commenced other than normal cleaning and laundry of linens which should take only eight hours. We charge $14.00 per hour after eight hours. Applicant is aware the no pets, smoking, or loud parties are allowed. There is a maximum of twelve (12) overnight occupants per unit without the prior approval of the owner.

In the event if any damage or legal dispute, the Lessee agrees to pay all Attorney cost related to said claim in Harris County, Texas.

Lessee agrees to pay all attorney cost and court fees in relation to any disputes pertaining to damage to dwelling, loss of rental, or any other item related to rental in this agreement. This agreement is based in Houston, Texas and Lessor has sole authority on selection of venue for all legal matters.
